1900 Chestnut Street

1900 Chestnut Street was to be a large mixed use project, with a 30 story residential tower and a full range of retail support spaces at the street. While this design did not get built, the project currently known as the Harper had many challenges during development. Ultimately, the renovation and addition of the historic corner did get completed, and is currently an office & retail space (home to the first Target Express in Philadelphia). The tower was planned to be a mix of studios, 1, and 2 bedroom units, with expansive city views and a presence in the Rittenhouse area of center city Philadelphia. Due to the site constraints presented by developer Pearl Properties, the tower was shifted into a parcel along Sansome Street, boasting endless amenities, including a rooftop pool. Additionally, an indoor rock wall and basketball court would be a prized amenity for the active community in Philly. Architectural expressions of the former Boyd Theater would be exposed in the residential lobby space, while mixed with sleek lines and modern design. 80 parking spaces, 2 large retail tenants, and 300+ units would reactivate this block with new life and and active tenants.
